1) Repair and maintain electrical, food service, plumbing, refrigeration, and HVAC equipment.
2) Remain available for emergency and unplanned events that may occur during the year.
3) Promote good public relations through professional and ethical exectuion of responsibilites.
4) Diagnose equipment problems and take corrective action with emphasis on preventative maintenance.
5) Coordinate work for outside contractors and monitor to completion.
6) Maintain thorough knowledge of building management computer software.
7) Process purchase orders, work order requests, and material records for various jobs.
8) Participate in staff development programs.
9) Repair, service, and maintain heating and domestic water heating boilers and associated equipment districtwide.
10) Repair, service, and maintain refrigeration and cooking equipment in District kitchens.
11) Repair, service, test, and maintain back-flow devices as required by the South Carolina Department of Health and Environmental Control.
12) Repair and maintain burglar and fire alarm systems in District locations.
13) Install structures and fixtures, such as windows and molding.
14) Measure, cut, or shape wood, plastic, and other materials.
15) Inspect and replace damaged framework or other structures and fixtures.
16) Take measurements and calculate the size and amount of material needed.
17) Inspect facilities and conduct repairs or maintenance.
18) Build scaffolding.
19) Proficient in using electrical and manual equipment and measurement tools (powered saws, hammers, rulers etc.).
20) Sands, patches, and paints a variety of surfaces in compliance with the manufacturer’s recommendations.
21) Identifies and matches different coatings and stains with attention to cleanliness and detail.
22) Disposes of paint wastes according to state law
23) Willingness to follow safety guidelines at all times.

Program Bacnet, N2, and Lon building control systems to operate at the highest efficiency, with the least amount of downtime.
Work with IT department to assign addresses to numerous building control systems.
Operate underground pipe and wire locating device and educate other technicians in use of locator.
Acquire personnel lifts and trenching devices for District use.
Test and repair fire sprinkler pumps and controllers as needed.
Repair, maintain and troubleshoot cooling tower systems for buildings.
Repair and troubleshoot Geo-thermal systems for buildings.
Fabricate and weld special tools needed to perform duties.
Construct electronic motor starters and control syatems when needed.
Investigate and repair problems with Pneumatic Control Systems.
Repair, service, and maintain pressure boosting systems for potable water.
Repair, maintain, and service building back-up generators and transfer control assemblies.
Repair and service building conditioned fresh air systems, exhaust hoods, and controls.
Install, pipe, and maintain refrigeration and HVAC equipment.
Maintain water supply systems for building equipment.
